By booking our space you are agreeing to the following rules and policies. Please read these carefully as these policies are updated on a regular basis.

Please take every precaution reasonable in the circumstances to protect the health and safety of all studio guests. This includes protecting yourself and others from hazards posed by infectious diseases like COVID‑19.
Anyone who is sick or has any symptoms of illness, should stay home and seek assessment from a health care provider if needed. Consult a health care provider if you have medical questions.

All of our studio bookings are done using our online scheduling system. Our online calendars are always up to date and show the latest availability and pricing. Marlowe has the right to cancel or reschedule your bookings for any reason.
Online bookings are for photography only. If you are interested in shooting video content with sound or hosting a private event, please email us directly at hello@marlowestudio.ca

A security deposit of $300 will be held on the booking credit card for the duration of your booking and will be released once the studio is inspected and no issues discovered.

Your booking is only for the duration in your booking confirmation email. If you require additional time to setup / takedown, please factor it into your booking. If you need extra time and the room is available, you can add additional time in 1 hour increments. Advanced notice is required prior to the end of your booking time if you wish to extend your time.
If you do go over your time with no advance notice additional booking charges will be automatically applied to the credit card on file. An overtime charge equivalent to our current base hourly rate will be applied for every half hour or part thereof that you go over time. For example, if the current base hourly rate is $125 + HST and you go over by 25 minutes you will be charged $125 + HST. If you go over by 35 minutes you will be charged $250 + HST.

We do not accept any rescheduling of reservations within 24 hours of your booking time, you will be liable for the full value of the booking.
If you reschedule your reservation more than 24 hours prior to your booking time, you will be charged a rescheduling fee of 20% of your booking value. You can reschedule your appointment directly using the link in your booking confirmation email.

We only offer studio credit for cancelled bookings (no refunds) under the following conditions:
If you cancel your reservation more than 24 hours prior to your booking time, you will be charged a cancellation fee of 20% of your booking value.
We do not accept any cancellation of reservations within 24 hours of your booking time. If you request to cancel within 24 hours of your booking time you will be liable for the full value of the booking. No credit will be applied.
Cancellation requests can only be made by emailing us at tasha@marlowestudio.ca.

The individual who made the initial booking must be present at all times during the appointment. Your booking is only for Marlowe Studio.
Please note that failure to respect the studio rules, studio staff, or other persons in the studio, will result in immediate termination of your booking and can result in a permanent ban from Marlowe Studio.

Under Ontario law, we have the duty to keep our team and workplace safe and free of hazards. We therefore have a zero-tolerance policy towards anyone who puts the health and safety of our team and guests at risk for any reason. You will be asked to leave the studio premises immediately and no refunds provided if you violate our policies.

We are placing a maximum 15 person limit in the space for all shoots.
general rules

We have styled the studio to be suitable for most shoots without major reconfiguration. While we do have some small backdrops you can add to your booking, our space is meant to be used as is and is therefore not suitable for any large productions that required major space reconfigurations and very little use of the furniture. We also have fixtures on walls that limit the amount of white spaces.
For your safety we encourage you not to move furnishings during your shoot. If you need to move furniture, please lift the items clean off the floor. Do not drag furniture as it damages both the floors and furniture legs. If you need assistance, please contact our team. Please treat all studio furniture and equipment with care.
Remember, if you damage it, you buy it at market value.
Nothing (furniture/decor/fixtures etc.) inside the studio may be taken outside.

Our studio is not soundproof and is located in a building with other offices and businesses. We therefore cannot control nor limit any sounds coming in from outside the unit. The space is therefore not suitable for any projects where audio is critical for your shoot.
The studio is more suitable for private photography and short-form social media content e.g. Instagram Reels / TikTok’s etc. where the furnished space makes for a perfect backdrop.

Our studio cannot be used to shoot pornographic, violent, racist or any content that we may deem to contribute to the discrimination and harassment of others because of race, sex, disability and age etc.
Consumption of alcohol is not permitted on the premises. If your shoot includes alcoholic beverages/bottles we ask that only original new and sealed bottles / containers be used. Smoking (including recreational drugs) is not permitted on studio premises. If we suspect that a member of your party is intoxicated or impaired, we reserve the right to ask them to leave the premises.
You cannot hang or attach anything from the pipes in the open ceiling.
Please do not bring the following into the studio (If you absolutely require it for your shoot, please email us at tasha@marlowestudio.com):
Candles, sparklers, open flames dry ice or smoke machines.
Glitter, confetti or any items that have glitter on them that will shed within the studio.
Food or drinks (closed bottles and containers are permitted if they remain unopened in their original packaging).
Anything illegal.
No animals or pets are allowed except for service animals. If you wish to bring an animal into the space, please contact us at tasha@marlowestudio.ca
Please do not step on any of the furniture. We have a step ladder inside the studio for this purpose.

We have a strict no outdoor shoe policy inside the studio to protect the floors and wool rugs. Shoes must be removed and any indoor shoes must be clean.
Failure to adhere to this policy will result in an automatic forfeit of your security deposit.
Security footage is verified after each booking.

Our studio is equipped with 24/7 security cameras and alarm systems that monitor activity inside the space excluding washrooms. These cameras are used to verify rule violations or damages that may have occurred during your booking.

Our team inspects the studio at the end of your booking to ensure that the room is left in its original condition. All furniture and props need to be moved back to their original positions and all messes / garbage cleaned up and contained within the bins provided or taken with you. If furniture and props are left disorganized or if garbage is left out, an automatic cleaning/organization fee will be charged to the credit card on file.
To ensure your health and safety we only inspect the studio after you leave and that includes reviewing security footage if we suspect a violation of studio policies.
Our team can check the room during your studio time if we hear loud noises, dragging of furniture, or suspected violation of studio rules and/or safety. We will give you a warning before coming in.

Our buildings common areas (hallways etc.) can not be used as a waiting area prior to the shoot. Please wait outside the building until the time of your appointment.
Washrooms are available to all visitors in the building. Please return the key to the studio after use.

We encourage you to feel at home while in the space and make most of our music player however please keep in mind that our studio is not soundproof. So we ask that you please keep the noise level to a reasonable volume and to be considerate of our neighbours at all times.

Please take all of your belongings with you after your photo shoot. We are not responsible for loss or damages to items left in the studio or building common areas.
We do not store items for your booking ahead of the photo shoot or after the shoot. If you need to arrange delivery/storage of items ahead of your event, please email us at tasha@marlowestudio.ca and we will advise you what we can do.

Our team will visit the studio at the end of your booking to ensure that the room is left in its original condition.
Please note: To ensure your health and safety, we can only inspect the studio after you leave and that includes reviewing security footage if we suspect a violation of studio policies.

Guests must clean the space prior to leaving their booking. Furniture and props need to be moved back to their original place, dishes need to be washed and all garbage must be disposed off appropriately in the bins provided or taken with you. If the room is still left untidy (i.e. not in the same state that you found it in) at the end of the booking, there will be a minimum $200 cleaning / reorganization fee added to your booking.

You are responsible for any damages that occur in the studio during your booking caused by you or your guests. Any damage to the studio property, whether accidental or willful, is the responsibility of the registered guest. We reserve the right to charge the credit card on file for the cost of rectifying any damages incurred in the studio during your booking in the amount Marlowe deems necessary to compensate for any expenses incurred as a result of the damages.
The cost of rectifying damage to the room, walls, floors, fixtures, furnishings, decor and equipment will be charged in full.
Essentially if you stain or damage it you buy it and the credit card on file will be automatically charged.
IMPORTANT FINE PRINT
While we agree to provide the space in good working order, we make no unique guarantees as to the studios functionality or suitability to the renters needs.
Marlowe is not liable for acts out of its control that affect rental, such as government mandated lockdowns, power outages, construction, weather, emergencies, acts of God etc.
The Booking individual takes responsibility for and is liable for themself and their guests while on the premises.
Booking individuals agree that Marlowe holds no liability for any damage or injury caused by the use of the studio or rental items to Booking individual or any third party. The Booking individual assumes all risk of personal property damage or personal injury. If an accident involving the studio's rental items has occurred while it is in the Booking individual's possession, the Booking individual shall make Marlowe aware by a written statement of details of the occurrence of the event, including a police report and names and addresses of witnesses, if applicable.
Marlowe will not be held liable for any injuries or accidents to the Booking individual, Booking individual’s employees, Booking individual’s contractors, Booking individual's clients, or any and all Booking individual's visitors that occur within or outside the Studio premises.
Booking individuals will be liable for any physical damages, legal actions, and/or loss of reputation or business opportunities that Marlowe may incur as a consequence of the actions of Booking individual or any of Booking individual’s guests while Booking individual is in control of the Studio, and shall indemnify and hold harmless Marlowe against any and all legal actions which may arise from Booking individual’s use of the venue.
The Booking individual agrees that If any protocols/terms/conditions etc. are broken, Marlowe does not have to refund any monies paid for past or future bookings and Booking individual may be subject to additional financial or legal penalties.
